Question 1

What Does "Off-Plan" Actually Mean?

Accepted Answer

Buying off-plan means purchasing a property before it is constructed or during its construction phase, directly from the developer based on architectural drawings, specifications, and building timelines.

Question 2

How Do Off-Plan Payment Plans Typically Work?

Accepted Answer

Developers offer structured payment plans tied to construction milestones. You pay an initial down payment (usually 10–20%), followed by linked installments throughout construction, and settle the final balance upon completion or through a post-handover plan.

Question 3

Can An Off-Plan Purchase Qualify Me For A UAE Residency Visa?

Accepted Answer

Yes. Properties valued at AED 750,000 or above may qualify the buyer for a standard UAE investor visa, while investments of AED 2,000,000 or more can qualify for the prestigious 10-year UAE Golden Visa, subject to official immigration rules.

Question 4

How Are Off-Plan Buyer Payments Protected?

Accepted Answer

All off-plan buyer payments in the UAE are strictly regulated by authorities such as RERA in Dubai. Payments are deposited directly into legally designated project escrow accounts, which release funds to developers only as physical construction milestones are independently verified.

Question 5

What Happens If A Project Is Delayed Or Doesn't Complete?

Accepted Answer

Regulated Developers Are Required To Keep Buyer Funds In Escrow And Can Face Penalties For Missing Registered Timelines, Which Gives Buyers Some Recourse. Even So, Delays Happen Across The Market, So It's Worth Reviewing A Developer's History On Previous Projects Before Committing To A New Launch.

Accepted Answer

Dubai and Abu Dhabi lead the UAE off-plan market. The most active hotspots include Downtown Dubai, Dubai Creek Harbour, Palm Jumeirah, Business Bay, Jumeirah Village Circle (JVC), and Yas Island in Abu Dhabi.

Always verify the developer's background and track record of on-time delivery, ensure the project and its escrow account are officially registered with the Land Department, and assess the location's planned future infrastructure.

Question 8

Is Off-Plan Property A Good Investment?

Accepted Answer

Yes, UAE off-plan properties historically offer attractive yields (often between 6% to 9%+), competitive pricing compared to ready stock, strong capital growth upon completion, and the benefits of a zero-tax real estate environment.

Question 9

How Do I Actually Go About Buying Off-Plan?

Accepted Answer

Start by speaking with an independent property advisor, selecting your preferred unit, submitting a booking deposit with your passport, signing the Sales and Purchase Agreement (SPA), and finalizing your initial registration with the land department.
