1. Acceptance of These Terms

By accessing or using the FS Real Estate Advisory website (the "Site"), or by engaging our advisory services, you agree to be bound by these Terms & Conditions. If you do not agree, please do not use the Site or our services.

FS Real Estate Advisory is the trading name of FS Advisory for Real Estate L.L.C., a Limited Liability Company (Single Owner) registered in Dubai, United Arab Emirates (DED License No: 1589638). We advise buyers and investors across Dubai's leading developers — we are an advisory intermediary, not the developer, seller, bank, or legal counsel for any transaction we assist with.

3. Our Role & Fees

Our advisory service is generally free to buyers and investors — where a transaction completes, our fee is typically paid by the relevant developer or seller, not by you, unless we've explicitly agreed otherwise with you in writing. Certain referred third-party services (e.g. independent legal counsel, snagging inspection, property management) may carry their own separate fees, which will always be disclosed to you before you engage them.

4. No Professional, Legal, Financial or Investment Advice

Nothing on this Site, and no communication from our team, constitutes legal, tax, financial, investment or professional advice. Property prices, payment plans, rental yield estimates and appreciation figures referenced on this Site or in our communications are indicative and for general informational purposes only — see our Disclaimer for full detail. You should seek independent professional advice before making any property purchase or investment decision.

5. Acceptable Use of This Site

You agree not to:

Use the Site for any unlawful purpose or in violation of these Terms;
Attempt to gain unauthorised access to the Site, our systems, or other users' data;

When you submit an enquiry, you confirm the information you provide is accurate and that you consent to being contacted by phone, email, or WhatsApp regarding your enquiry, in line with our Privacy Policy.

9. Limitation of Liability

To the fullest extent permitted by law, FS Real Estate Advisory is not liable for any indirect, incidental, or consequential loss arising from your use of this Site or reliance on any information published on it, including indicative pricing, yield estimates, or appreciation projections that do not materialise as described. Nothing in these Terms excludes liability that cannot be excluded under applicable law.

10. Indemnification

11. Governing Law & Jurisdiction

These Terms are governed by the laws of the United Arab Emirates and, where applicable, the Emirate of Dubai. Any dispute arising from these Terms or your use of the Site shall be subject to the exclusive jurisdiction of the courts of Dubai, UAE, without prejudice to any mandatory consumer-protection rights you may have under the law of your own country of residence.

12. Changes to These Terms
